Massapequa at a glance

Four communities, one great town.

Location

A South Shore hamlet in the Town of Oyster Bay, Nassau County, with about 21,000 residents (2020 Census). The 11758 ZIP code also takes in North Massapequa and East Massapequa, and Massapequa Park is its own village next door.

Schools

The Massapequas are split among four districts. Most of Massapequa is in the Massapequa UFSD. Much of East Massapequa, east of Carman Mill Road, is in Amityville. North Massapequa is split between Plainedge and Farmingdale, and that line isn’t obvious from the street. Always confirm by address.

Getting around

The Massapequa LIRR station is on the Babylon Branch, with Massapequa Park station one stop east. Sunrise Highway, Merrick Road, the Southern State Parkway and the Bethpage State Parkway all serve the area.

Parks and the water

The Massapequa Preserve and Massapequa Lake, with the Bethpage Bikeway running north from the preserve. South of Merrick Road, Biltmore Shores, Harbor Green and Bar Harbor sit along canals that reach up to a mile inland.

Massapequa UFSD schools: Birch Lane, East Lake, Fairfield, Lockhart, McKenna and Unqua elementary schools, Berner Middle School, the Ames Campus for 9th grade and Massapequa High School.

Seller tips

What helps a Massapequa home sell for top dollar

  1. Price by neighborhood, not the ZIP code

A canal home in Biltmore Shores, a high ranch near the preserve and a cape north of Sunrise Highway are different markets. I price from the closest comparable sales.

  2. Be ready for flood questions

Hurricane Sandy hit the area south of Merrick Road hard in 2012, and buyers still ask about flood history, elevation, bulkheads and flood insurance. Having those answers ready keeps buyers confident.

  3. Have your Certificates of Occupancy in order

Buyers’ attorneys check Town of Oyster Bay records for additions, decks, pools, dormers and finished basements. Open permits or missing COs are one of the most common causes of closing delays.

  4. Confirm your school district

With four districts across the Massapequas, buyers want to know exactly which schools a home is zoned for. I confirm it before we list so the listing is accurate.

  5. Prep and timing matter

A clear plan for repairs and staging and the right list date make a measurable difference in how many buyers come through the door.

How I market Massapequa homes

Not just an MLS listing and a yard sign.

A lot of listings go on the MLS, get a sign out front and wait for a buyer to find them. That’s not how I work. I market every home actively and aggressively to put it in front of the largest possible pool of buyers, because more qualified buyers competing for your home is what drives the strongest price.

Professional photography

Every listing is shot by a professional photographer, so your home makes a strong first impression online, where buyers start their search.

Walkthrough video for social

Your home gets its own video tour, built to be shared on social media so it reaches buyers who aren’t scrolling the MLS yet.

Zillow 3D Home Tour

Buyers can walk through your home room by room from their phone or computer, so the people who book a showing already love the layout.

Active, aggressive outreach

On top of the MLS, I use a range of marketing techniques to build buzz and bring in buyers from every direction, whether it’s a canal home south of Merrick Road or a classic cape near the preserve.

I don’t put my whole playbook on a website. Curious how I’d market your Massapequa home?

FAQs

Massapequa home selling FAQs

What school district is my Massapequa home in?

It depends on the address. Homes in the Massapequas fall into four districts: Massapequa (most of Massapequa), Amityville (much of East Massapequa, east of Carman Mill Road), and Plainedge or Farmingdale (North Massapequa, where the boundary between the two is hard to spot). Two homes a few blocks apart can be in different districts, so I confirm each one individually.

Do I need Certificates of Occupancy to sell my house in Massapequa?

Buyers’ attorneys and lenders typically review Town of Oyster Bay building records. If you’ve added a deck, pool, dormer, extension or finished basement, make sure the permits are closed and the COs are on file before you list.

My home is south of Merrick Road. Will flood history hurt my sale?

Not if you’re prepared. New York sellers must complete a Property Condition Disclosure Statement that includes flood-related questions. Gathering your flood insurance details, elevation certificate and records of any repairs or elevation work up front lets buyers make a confident offer.

How do I find out what my Massapequa home is worth?

Online estimates can miss by a wide margin on Long Island. Call or text me at (516) 709-5046 and I’ll put together a pricing review from the most recent comparable sales near you, at no cost and no obligation.
