How it works
How selling with me works
I’m an Associate Broker and Managing Broker at Bon Anno Realty ERA Powered, the family brokerage my grandmother started in 1984. Here’s what working together looks like, step by step.
-
Pricing review
I look at the most recent sales closest to your home, not a ZIP-code average or an online estimate, and walk you through where your home fits.
-
Prep plan
We decide together which repairs and updates are worth doing, and check permits and Certificates of Occupancy early so nothing surprises you at closing.
-
Marketing
Active, aggressive marketing built to create the largest possible pool of buyers from day one. More on that below.
-
Offers and negotiation
I help you compare offers on more than price: financing, contingencies and timing all matter.
-
Closing
I coordinate with attorneys, lenders and inspectors and keep you updated by call, text or email the whole way.
How I market your home
Not just an MLS listing and a yard sign.
A lot of listings go on the MLS, get a sign out front and wait for a buyer to find them. That’s not how I work. I market every home actively and aggressively to put it in front of the largest possible pool of buyers, because more qualified buyers competing for your home is what drives the strongest price.
Professional photography
Every listing is shot by a professional photographer, so your home makes a strong first impression online, where buyers start their search.
Walkthrough video for social
Your home gets its own video tour, built to be shared on social media so it reaches buyers who aren’t scrolling the MLS yet.
Zillow 3D Home Tour
Buyers can walk through your home room by room from their phone or computer, so the people who book a showing already love the layout.
Active, aggressive outreach
On top of the MLS, I use a range of marketing techniques to build buzz and bring in buyers from every direction, and I tailor the plan to each home.
I don’t put my whole playbook on a website. Curious how I’d market your home?

FAQs
Long Island home selling FAQs
How long does it take to sell a house on Long Island?
It depends on price, condition and season, but a well-priced, well-presented home usually draws its strongest interest in the first couple of weeks. Most of the time after that is the contract and closing process with attorneys and lenders.
What do I need to disclose when I sell in New York?
New York sellers must complete a Property Condition Disclosure Statement, which covers items like the roof, systems, flooding history and flood insurance. I’ll walk you through it, and your attorney can answer any legal questions.
Should I fix things before I list?
Some repairs pay for themselves and some don’t. I’ll give you a short, prioritized list based on what buyers in your neighborhood respond to.
